  1. Everything downstream is decided here. Get the mark and the type right and the website mostly designs itself; get them wrong and no amount of layout rescues it.
  2. Boxes before colour, always. If the page does not work as grey rectangles it will not work in your brand either — it will just be a prettier version of the same problem.
  3. The feed is not a separate project. It uses the mark, the type and the colours already decided, which is why a blueprint your own team can run is worth more than us posting for you.
  4. Files, domain and accounts in your name. If you never speak to us again it keeps working — the only honest test of whether it was built properly.

Most property websites are built by people who have never sold a property.

We are a brokerage first. We know what a listing page has to do at eleven at night when somebody is deciding whether to fly in — because we watch it happen. Lumina Studio builds websites, social-media blueprints and brand identities for other real-estate firms, on that basis.

This site is ours. Everything on it was designed and written and built in-house — no template, no page builder, no stock photography. Rather than describe what we do, here is what is on the other end of four links.

There are no client logos or project counts on this page. We would rather show you one site you can click through than a wall of names you cannot check — and when we have work we are allowed to name, it will replace this section rather than sit beside a number.

Nothing here requires a twelve-month contract. Each stage produces something you keep whether or not you carry on.

A conversation, and a look at what you have

What you sell, who to, and where it is going wrong. We go through your current site and your last month of posts and tell you what we would change first — that part costs nothing and is useful even if you stop there.

A written proposal, with the price on it

Scope, stages, what you provide, what we provide, and the fee. One document, one number, agreed before anything starts. No discovery phase that quietly bills for itself.

Building, in the open

You see it on a live link from the first week, not at a reveal. Changes are cheap early and expensive late, and a client who watches it happen catches the expensive ones while they are still cheap.

Handover, meaning handover

The files, the accounts, the domain and a written note on how to run it — in your name, not ours. If you never speak to us again the thing keeps working, which is the only honest test of whether it was built properly.

Fees and terms

What it costs, and what you would be signing.

The fee depends on how much of the three you take and how much of the content already exists. It is quoted once, in writing, before anything starts.

On the obvious question: yes, we sell property and we are offering to build for firms that also sell property. We would rather put that at the top of the page than have you find it later. Where it is a genuine conflict we say so and decline — and everything a studio client tells us is kept away from the brokerage side.
