Swefieh, for people who want to walk to things.
Denser and more commercial than the hills above it, Swefieh trades a little quiet for shops, restaurants and schools within reach on foot. The stock is almost entirely apartments.
What the stock looks like
Everything we hold in Swefieh is an apartment — 9 of them at present, typically two or three bedrooms and around 145 m². There is very little detached housing in the district and almost none of it comes to market.
Annual rents run from about 12,000 JOD to 25,000 JOD, clustering near 18,000 JOD. That is broadly in line with Abdoun for a comparable flat, and the trade is straightforward: more convenience, less calm.
What to look at before you view
Parking is the question that decides most Swefieh viewings. Older buildings were finished before two cars per household was normal, and a designated space is worth more here than an extra few square metres.
The other is which side the flat faces. Swefieh's commercial streets stay busy into the evening; a bedroom over one of them is a different proposition from a bedroom over an internal courtyard.
